What?

Why?

Prevent exposureWithout a survey, workers unknowingly disturb hidden asbestos, inhaling fibres that cause fatal disease decades later.
Legal requirementThe Control of Asbestos Regulations 2012 require surveys before refurbishment and removal clearance by accredited analysts.
Clearance confidenceFour-stage clearance by an accredited analyst confirms the area is safe for reoccupation after asbestos removal.
Do Don't
  • Check the asbestos survey report before starting any intrusive work in a building.
  • Request a refurbishment and demolition survey if one has not been provided.
  • Provide full access to the surveyor for all areas of the building being assessed.
  • Share the asbestos register with all contractors and subcontractors on the project.
  • Use a UKAS-accredited analyst for air monitoring during all asbestos removal work.
  • Complete the four-stage clearance process before dismantling any asbestos enclosure.
  • Brief all workers on the ACM locations identified in the asbestos register.
  • Stop work and seek surveyor advice if suspected asbestos is found unexpectedly.
  • Keep the asbestos register available on site for reference throughout the project.
  • Update the register if new ACMs are identified during the construction works.
  • DON'T start refurbishment without a refurbishment and demolition asbestos survey.
  • DON'T disturb materials identified as ACMs without the correct removal procedures.
  • DON'T use a non-UKAS-accredited surveyor or analyst for asbestos work.
  • DON'T reoccupy an area after asbestos removal without four-stage clearance certification.
  • DON'T withhold the asbestos register from contractors working on the site.
  • DON'T assume no asbestos is present because the building looks modern or clean.
  • DON'T prevent the surveyor from accessing any area of the building for assessment.
  • DON'T dismiss a management survey as sufficient for refurbishment; a R and D survey is needed.
  • DON'T rely on a visual check alone; only laboratory analysis confirms asbestos content.
  • DON'T ignore the condition scores in the register; they dictate the urgency of action.
