Fire Stopping and Cavity Barrier Installation

TBT-BLD-032

Fire stopping seals gaps around service penetrations through fire-rated walls and floors. Cavity barriers prevent fire and smoke spreading through concealed voids in walls, ceilings, and roofs. Both are critical elements of a building's passive fire protection system. Incorrect installation, missing fire stops, or the use of non-approved materials compromises the fire compartmentation that protects occupants during a fire. Every fire stop must be installed by trained operatives using third-party certified products to the manufacturer's tested details.

Key Hazards
Fire spreading through unsealed service penetrations in fire-rated elements
Smoke and flame travelling through unprotected cavities and concealed voids
Non-certified materials used as substitutes failing to achieve the required fire rating
Incomplete installation leaving gaps that compromise the entire compartmentation system
Control Measures
  • Install fire stopping using only third-party certified products tested for the specific penetration type.
  • Follow the manufacturer's tested installation detail exactly for every fire stop configuration.
  • Ensure all cavity barriers are correctly positioned and secured at the locations shown on the design drawings.
  • Photograph every fire stop installation before it is concealed for the project fire safety records.
  • Train all fire stopping installers in the products, installation methods, and certification requirements.
  • Inspect completed fire stopping before sign-off and reject any installation that does not match the tested detail.
  • Coordinate with mechanical and electrical trades to ensure all penetrations are fire stopped after installation.
  • Maintain a fire stopping register recording the location, product, installer, and inspection status of every seal.
  • Never substitute fire stopping products without obtaining formal approval from the fire engineer.
Remember
  • Fire stopping is a life safety system — incorrect installation puts building occupants at direct risk.
  • Only third-party certified products installed to the exact tested detail provide the required fire rating.
  • Every fire stop must be photographed before concealment for the building's fire safety file.
  • Substituting non-approved materials is extremely dangerous and may constitute a criminal offence.
  • Cavity barriers must be complete and continuous to prevent fire travelling through concealed voids.
  • Missing fire stops around even a single pipe penetration can allow fire to bypass the compartment wall.
